Audubon Trace is one of my favorite picks in this area and for the prices below 200k. You get a lot for your money. You are on 15 acres and near of of Jefferson Parishes largest shopping areas in Elmwood about 2 miles away. The condos are well maintained. Parking is very easy for you and for guest. Enjoy the green spaces and two large pools. Walk out the rear and you are at Jefferson Play Ground. You are a short distance to Uptown New Orleans.
Many of the units have balconies and private courtyards. Pets are welcome. Over the years many of the units have been updated. There are 5 basic floor plans in the developement. A few will have garages but most will not.
It is just not that far away from many things in New Orleans and Jefferson
Most all the units are townhouse style units. All have patios and natural light.

One of my top picks for this Area and Price Range
Elmwoods Oaks is one of my favorite condo complexes for prices under 150k. The condo fees are very moderate, low taxes, little crime, well maintained and the units have nice floor plans. The 101 condos are spread across 5 buildings. They were built as condos in the early 1980's. There are a few one bedrooms but most are two bedroom units. The common areas are nice and well maintained. There is plenty of parking. Each building has a secure entrance into each floor.
There is a great swimming pool, courtyard, tennis courts, and bar-b-quiet area near the pool. Pets are welcome and its easy walking them. The units have fireplaces, balconies or courtyards. Many of the units have been upgraded over the last ten years and that will be the difference in prices that you see when comparing past sales.
The condos are in the Elmwood Business Park. It is within walking distance to one of the largest shopping areas in Metro New Orleans. It is about a mile from the Mississippi River Bridge to the West Bank.
The two bedroom units are about 1100 square feet of living. You get two baths or a bath and a half depending on the floor plan. Full size laundry room in each unit. There is a decent amount of closets in each unit. The kitchens are small but the living areas are nice and open.
